Economical form of purchase
The newly built villa is offered on a buy-to-let basis. That form is financially advantageous and offers a lot of creative freedom. It allows you to furnish and finish the villa in your own style. For example, you choose the tiling, finishing colours, switchgear, garden planting and lighting for inside and outside.
We will be happy to discuss with you the finishes you want, to realise the villa completely according to your wishes. You are fully involved throughout the entire construction period. This way, we deliver a newly built villa that you have been able to put together completely according to your taste.
Dutch well regulated
New builds in Spain can be challenging, for example if you are working with Spanish developers. With us, the Dutch are well taken care of. We are a reputable estate agency and developer in Ibiza, but also have an office in Eindhoven. We develop the Dutch way, in the beautiful surroundings on Ibiza.
A concrete challenge with new construction in Spain is the housing guarantee, which is lacking there. That is why we offer you the option of buying the villa with a purchase and construction agreement. You buy the land with the building permit, so you own it from the start. As a result, you are not at risk in the event of our bankruptcy as the developer.
Of course, we have already drawn up all agreements and negotiated the details with the architect, contractor and other executors. We thus provide full construction supervision, including the specifications, guarantee statements, penalty clauses and the payment schedule for each component. So the only difference compared to turn-key purchases is that after transfer from the notary, the contracts are directly in your name. From then on, it is your land, your permit and your new-build villa to be built. We remain involved as the developer up to and including turnkey delivery. It is not for nothing the usual method in the Netherlands. There, 90% of new construction projects are carried out according to a purchase/construction agreement. In addition, the notary retains 2% of the purchase price until satisfactory completion. So you always have a big stick.

Tax advantage with a new-build villa
For a newly built villa, you do not pay transfer tax, but IVA (purchase tax).
With a purchase/construction agreement, you pay 21% IVA on the purchase of the land and building permit. In return, you do not pay construction and land interest, and any increase in value due to inflation correction (around 7.5 to 10% per year in recent years) is simply yours. In connection with a government incentive scheme, you pay only 10% IVA for the construction costs of the new-build home. This only applies to a new-build home, so not, for example, to a major renovation of an existing home. In such a case, you simply pay 21% IVA on the construction costs.
